This is the month that I declared the end of depreciation for Sacramento county real estate values. I was correct. Here are the stats from April 2012

Here we go again. We have fewer homes for sale in Sacramento as of March 2012. I have been saying this every month for the last 12 months. I never would have thought that the number of homes for sale in Sacramento would have dropped for 12 months in a row. There are just 2033 Homes for sale in Sacramento county as of March 2012. There were 4773 Homes for sale in Sacramento back in March 2011. That is a drop of 56% in the number of homes for sale in one year. There is just a 1.3 months supply of homes for sale right now around Sacramento county. That is a very low supply of homes for sale. That is considered a sellers market. I just want to put this into perspective. When we had 25% apprecation back in 2004, our inventory of homes for sale was at 1864 to 2100 for a three month period. I am not suggesting that we will see 25% appreciation because we dont have any no income verifier loans, or zero down loans or 1% option arm loans. I do think we will finally see an uptick in prices this year just because there are so few homes for sale. If someone wanted to buy a home to move into by June 1st, it would be almost imposible because of the competition. Sacramento county stats from January 2011

The number of homes sold in Sacramento county has dropped 23% in January when compared to Decembers number of homes sold. It is time to jump out the window and declare doom and gloom for the Sacramento real estate market. Hold on dont jump yet because the number of sales pending went up by 50% in January compared to December pending sales. It usually takes an escrow 30 days to close so we should see a nice sized jump in closed sales in February. The supply of homes virtually stayed the same for January compared to December. That is always good news when the supply of homes does not go up dramatically. There are 5367 homes for sale in the Sacramento CA area. We hit a peak of 5721 homes for sale back in September 2010. The average price of a home sold for 192k. That amount is 4% lower than the average price of a home sold in December 2010. The average price of a home sold for 200k in December. The average days on the market was 91 days in January 2011. The average number of days on the market back in January 2010 was 69 days. That is a 31% increase in the average days on the market for the past year.
It is taking longer to sell a home but hopefully that will drop when the strong selling season starts this spring

I went into mls and pulled up every city in Sacramento county and found out that there are 7546 homes for sale in the Sacramento county area. There are 3955 short sale listings out of the 7546 number. There currently are 1296 bank owned homes for sale. This means that 70% of available properties for sale are distressed sales. I looked up the number of homes sold in the Sacramento county area and from October 1st to October 22nd, 464 homes sold. It will be very interesting to see the final results for the month of October. I think it will show that the market slowed down.
